P.1 / SequenceStep by step
First contact
You send the contact form. We ask a few questions: what you want built, roughly how big, where you are, and any deadline.
Site visit
We come out, measure, look at slope, soil, access and anything existing that has to come out. Bring your ideas and photos.
Written estimate
You get scope, materials and steps in writing. Options are priced separately so you can compare.
Permits & materials
If a permit is involved, we sort out the paperwork path with you. Materials are ordered once the scope is locked.
Build
Utilities get located before digging. We build, keep the site tidy daily, and tell you if anything changes.
Walkthrough
We walk it with you, fix any punch-list items, haul off the debris, and hand over care notes.
P.2 / EstimateWhat the free estimate includes
- On-site measurements and a look at the conditions.
- Material options with the trade-offs explained.
- A written scope: what’s included, what isn’t.
- Demolition and haul-away, if there’s an old deck or fence.
- Notes on permits and anything that could affect the schedule.
No charge, no pressure, and no obligation to book. If you’re comparing bids, the written scope makes that easy: you can line ours up against anyone else’s item by item and see exactly what’s included.
P.3 / PaperworkPermits
Not every deck or fence project needs a permit. Height, size, attachment to the house and placement on the lot all factor in. Rules differ between the City of Seattle and other King County jurisdictions.
We’ll help you clarify what applies to your project with Seattle’s Department of Construction and Inspections (SDCI) or King County permitting, before any work starts. If a permit is needed, it goes into the schedule from day one.
P.4 / TimingScheduling and weather
Rain doesn’t stop every task, but it does affect some. Concrete, finishes and certain board installs want dry windows. We plan those around the forecast and use wet days for work that tolerates it.
Spring and summer book up first. If you want a deck ready for summer, starting the conversation in winter helps.
P.5 / On siteDuring the build
Once work starts, you should always know what’s happening in your yard.
- You know the start date and roughly how many working days the job takes.
- Changes to the scope are agreed in writing before the work changes.
- If we open up an old deck and find hidden rot, we show you before we fix it.
- Tools and materials are stacked out of the way at the end of each day, and walkways stay usable.
- Old boards, offcuts and packaging leave with us.
P.6 / Your partWhat we need from you
- Access to the work area and a spot for material delivery.
- Any survey or property line info you have.
- Pets kept inside during work hours.
- A heads-up to neighbors if the work is on a shared line.
- Decisions on colors and options before materials are ordered.
